Booking Terms & Conditions

Bohemian Homes accepts reservations of holiday accommodation made by telephone, email, in person, in writing or online. When a reservation is made with us, by any means, our terms and conditions are deemed to have been accepted by the Booker. Any questions regarding the terms should be raised with us as soon as possible.

 

CONFIRMATION OF RESERVATION

When you book your holidays stay with us, you are required to pay a Confirmation Deposit equal to 50% of the total stay to secure your booking.  This is our formal acceptance of the booking. It is understood that the person making the booking will be deemed to act on behalf of all members of the party. We offer a full refund for cancellations up to 30 days before check-in. For summer bookings with a minimum of 7 days stay (July/August), we offer a full refund for cancellations up to 60 days before check-in.

FINAL PAYMENT

The balance must be paid in full not later than 7 days before your arrival including a refundable deposit of CZK 2,000 and a recreation fee (CZK 15 / adult/day). In case of cancellation, the deposit is non-refundable in any case. In case of cancellation in less than 7 days, the entire stay must be paid.  For bookings made within 14 days of the start of your stay, the full cost should be paid at the time of booking.

INCLUDED IN THE PRICE

The rental rate is fully inclusive of all bed linen, bathroom towels, tea towels, kitchen equipment, electricity, heating, wood, Netflix, Wi-Fi, pre/post stay cleaning & laundry (additional mid-stay cleaning can be arranged if required), and of course our outdoor wellness (sauna and hot tub). Additional mid-week cleaning can be arranged at an additional cost. Your pet (small or medium size) is more than welcome to stay with you as well for an additional CZK 500/Stay/each. 

CAUTIONARY DAMAGE SECURITY DEPOSIT 

Bohemian Homes are fully furnished and equipped to a very high standard, therefore a refundable damage deposit is payable at the time when the balance is due. This is a temporary hold in case of any additional charges incurred, loss of contents or damage made to the Property above normal wear and tear. Each property is inspected on departure. Any queries from Bohemian Homes will be addressed in writing to the Client before a charge is made. If there is no damage to the Property above normal wear and tear, the deposit will be refunded within 5 working days of departure following a full inspection of the house. 

ARRIVAL / DEPARTURE

Accommodation is available from 15:00 pm on the start day of your arrival until 10:00 am on the final day unless we have made a prior arrangement with you.

CANCELLATION 

If you wish to cancel a booking, you should advise us by telephone and confirm the cancellation in writing. If you cancel in less than 30 days before your arrival day, the deposit will be forfeited.  If the cancellation is made after the final payment is due, you are liable for the full cost of the stay.  We will however use our best to re-let, and if successful, We will refund the cost of the holiday minus costs incurred to re-let. 

COVID 19 

Due to the continuing uncertainty with Covid-19 we have implemented the following changes to our Bohemian Homes cancellation policy (for the avoidance of doubt, when any of the following COVID-19 scenarios occur prior to booking or to the period of the reservation itself), this supersedes our cancellation conditions described above. 

You will always need to have adequate travel insurance to cover you for any other reason that could prevent you from traveling or becoming ill. 

If customers are unable to travel due to the following COVID-19-related scenarios prior to booking or for the period of the booking itself: 

 COVID-19 scenarios:

  • If the Czech government bans non-essential travel to the Czech Republic. 
  • If Bohemian Homes are closed for the duration of the customer’s reservation due to intervention by the Czech government due to a related problem to COVID-19.

In the event that any of the above COVID-19 scenarios occur prior to the reservation or for the period of the reservation itself, customers will be entitled to one of the following:

  • Rollover the same reservation in 12 months time.
  • Request a 100% credit for any future reservation of Bohemian Homes valid from 18 months after cancellation.

YOUR RESPONSIBILITIES

You agree to allow only those of your party to occupy the accommodation. You undertake to leave the accommodation and all its furnishings and effects in a clean state and in good order.  You also undertake to advise us of any missing or damaged items and of any damage to the property and to reimburse us for such loss or damage.

PETS STAY

An extra charge per dog per stay is applicable. Please keep in mind that other houses in Bohemian homes may/may not have pets during your holidays here. These are the conditions you will have to follow if you decide to bring your dog friend with you on your holidays here.

  • Pets are always to be properly controlled and supervised and must not be left unattended at the property.
  • Dogs are not permitted in any of the bedrooms or on any of the furniture.
  • We advise owners to bring a dog basket that is not included at the property. This is in order to keep the houses in the highest condition for all our guests.
  • Clients must clean up after all dogs inside and outside of the property – garden, or extra cleaning costs can apply after check out.
  • Please be aware that Bohemian Homes are fenced yet it’s in close proximity with nature on one side to make your stay in connection with its amazing nature. 
  • In case of extra damages inside of the house (mainly furniture, wooden floors, terrace) and outside garden will be fully covered by the booker.
  • Pets are strictly not allowed in the Wellness area.

 

Outdoor Area CCTV Surveillance Notice

At Bohemian Homes, your safety and the security of our property are of utmost importance to us. To ensure a safe and enjoyable experience for all our guests, we have implemented a comprehensive CCTV surveillance system in the outdoor areas of our nature resort.

Why We Have CCTV Surveillance:

  1. Guest Safety: Our primary goal is to provide a safe environment for all our guests. The CCTV cameras in the outdoor areas are strategically placed to monitor and respond to any potential safety concerns promptly.

  2. Property Protection: Bohemian Homes is committed to preserving the natural beauty of our resort. The CCTV cameras help deter unauthorized activities and protect our property from damage or vandalism.

What the CCTV Cameras Monitor:

The CCTV cameras are focused solely on outdoor areas and are designed to cover common areas, pathways, parking lots, and other shared spaces. Please rest assured that our surveillance is not intrusive, and your privacy is always respected. We do not monitor private balconies, patios, or guest rooms.

Guest Privacy:

We understand and respect your privacy. Rest assured that the footage from the CCTV cameras is strictly used for security and safety purposes. It is not shared with third parties unless required by law.

Your Role in Ensuring Security:

While we take every measure to ensure your safety, we also encourage our guests to take personal responsibility for their belongings and maintain vigilance during their stay. Please report any suspicious activity to our staff immediately.

By choosing to stay at Bohemian Homes, you agree to our CCTV surveillance policy as outlined in our booking terms and conditions. We believe that this measure contributes to the overall well-being and comfort of our guests.

OUR RESPONSIBILITIES

We do not accept responsibility whatsoever for happenings or actions outside our reasonable control, such as breakdown of domestic appliances, plumbing, temporary invasion of pests, acts of insurrection, theft, break-in, industrial disputes, floods, or other events amounting to force majeure. We have taken the greatest care in the preparation of the information presented to you and every effort has been made to ensure accuracy. We do our utmost to ensure that the accommodation is satisfactory and enjoyable, and take all reasonable care to maintain the property in good condition at all times.  Although we take every reasonable care to ensure that nothing untoward occurs during your stay at Bohemian Homes, we shall not be held liable for any injury, loss, accident, delay, inconvenience or irregularity arising, howsoever caused.

ACCEPTANCE OF BOOKING CONDITIONS

After booking your stay with Bohemian Homes, you acknowledge that you have read these conditions and that you accept them without reservation or exception.
