Booking Process

Bohemian Homes accepts accommodation reservations made via phone, email or online. Once you make a reservation with us through any of these methods, our terms and conditions are considered accepted. Any questions regarding the terms should be raised as soon as possible.

Booking Confirmation

To confirm a booking, a deposit of at least 50% of the total stay cost must be paid. Only after this payment is your reservation officially confirmed. The person making the booking is assumed to act on behalf of all members of the group.
We offer a full refund for cancellations made up to 30 days before arrival. For summer bookings (July/August) with a minimum stay of 7 days, we offer a full refund for cancellations up to 60 days before arrival.

For stays during Christmas and New Year’s Eve, confirmed bookings are non-refundable.

Final Payment

The remaining balance must be paid in full at least 30 days before your arrival, including the following:
  • A refundable damage deposit: 2,000 CZK (Romantic Getaway / Buddha / Shiva) or 5,000 CZK (Dream House)
  • Recreational fee: 15 CZK per adult per day
The full stay price must be paid for cancellations made less than 30 days before arrival.
For reservations made within 30 days of your stay, the full amount must be paid when booking.

Price Includes

The rental price covers:

  • All bed linen, bath towels, kitchen towels, kitchen equipment, electricity, heating, firewood, Netflix, Wi-Fi, pre- and post-stay cleaning, and laundry (extra cleaning during the stay is available upon request).
  • Access to our outdoor/private wellness facilities (sauna and hot tub).
  • Additional cleaning during the stay can be arranged for an extra fee.

Refundable Damage Deposit

Bohemian Homes properties are fully equipped to a high standard, and therefore, a refundable damage deposit is required.

  • This deposit acts as a temporary reserve in case of any additional costs, loss, or damage beyond normal wear and tear.
  • Each house is inspected upon departure.
  • Any concerns raised by Bohemian Homes will be communicated in writing before any charges are made.
  • If there is no damage beyond normal wear and tear, the deposit will be refunded within 3 business days after a full property inspection.

Check-In / Check-Out

  • Check-in is available from 3:00 PM (Romantic Getaway / Shiva / Buddha) and 4:00 PM (Dream House) on the day of arrival.
  • Check-out is by 10:00 AM on the day of departure unless otherwise agreed in advance.

Cancellation Policy

If you wish to cancel your booking, please confirm the cancellation in writing via email.

  • You can change or cancel your reservation free of charge up to 30 days before arrival.
  • If you cancel less than 30 days before arrival, 100% of the reservation cost will be charged.
  • However, we will try to rebook the property, and if successful, we will refund the amount minus any costs associated with re-renting.

Pets Policy

  • A pet fee of 350 CZK per night is charged for each dog.
  • Small or medium-sized dogs are welcome.
  • Other animals may be present in Bohemian Homes properties during your stay.
Pet Rules:
  • Pets must always be supervised and must not be left unattended inside the accommodation.
  • Pets are not allowed in bedrooms or on furniture.
  • We recommend bringing your pet bed, as one is not provided.
  • Owners must clean up after their pets both indoors and outdoors (including the garden) to avoid extra cleaning fees.
  • While Bohemian Homes properties are fenced, they are close to nature, so please be mindful of the surroundings.
  • Any damage caused by pets inside the house (furniture, wooden floors, terrace) or in the garden will be fully covered by the booking guest.
  • Pets are strictly prohibited in the wellness area.

CCTV Monitoring Notice

Bohemian Homes prioritizes guest safety and property protection. To ensure a secure and enjoyable environment, we have a CCTV monitoring system in place in outdoor areas.

Why We Use CCTV:
  • Guest Safety: CCTV cameras in outdoor areas help us monitor and quickly respond to any potential security concerns.
  • Property Protection: CCTV discourages unwanted activities and helps protect our resort from damage or vandalism.
What CCTV Monitors:
  • Cameras cover outdoor areas, common spaces, pathways, parking areas, and shared spaces.
  • We do not monitor private balconies, terraces, or guest rooms.
  • CCTV footage is used exclusively for security and is not shared unless required by law.
Your Role in Security:
  • While we take all necessary precautions, we advise guests to keep personal belongings secure and report any suspicious activity to staff immediately.
By choosing to stay at Bohemian Homes, you agree to our CCTV monitoring policy, which is outlined in our booking terms.

Strict No-Party Policy

Bohemian Homes is a peaceful mountain retreat designed for guests who want to connect with nature, relax, and unwind.
  • This is NOT a party house. We strictly enforce a NO PARTY POLICY.
  • Guests must keep noise levels low and respect the peaceful surroundings.
  • Loud music, excessive noise, or parties are strictly prohibited.
  • If any of these activities occur, penalties will be deducted from the security deposit.

Our priority is to maintain the tranquil atmosphere that makes Bohemian Homes a unique retreat for all guests. We appreciate your understanding and cooperation.

Our Liability

We do not accept liability for events or circumstances beyond our reasonable control, including but not limited to:

  • Failure of household appliances
  • Plumbing issues
  • Temporary pest invasions
  • Acts of civil unrest
  • Theft, burglary
  • Industrial disputes
  • Floods or other natural disasters
We make every effort to ensure the accuracy of the information provided and maintain our properties to a high standard. However, we are not responsible for any injury, loss, accident, delay, inconvenience, or irregularity that may occur during your stay.

Acceptance of Booking Terms

By booking your stay at Bohemian Homes, you confirm that you have read and accepted these terms without reservation.
